The job

An open, sun-filled living room where every seam would be visible in raking light. We pulled the old flooring, prepped and checked the subfloor for flat, rolled moisture-barrier underlayment, then dry-laid the plank pattern before locking anything down so the stagger looks natural and no end joint lands too close to its neighbor.

The problem

Dated flooring in a large, sun-filled living room that needed a durable, seamless replacement without visible seams or lippage.

Our recommendation

Full tear-out and subfloor prep with new underlayment, plus a planned stagger layout — the two steps that decide whether a floating floor looks like a pro install or a weekend job.

The result

A flat, tight-seamed floor with a natural stagger pattern and clean edges at every threshold.

Scope of work

What we did

Remove old flooring and prep the subfloor
Roll out moisture-barrier underlayment
Plan plank layout and stagger pattern
Install click-lock wide-plank flooring wall to wall
Cut and fit around door tracks and transitions

Process

How we approached it

  1. Step 1

    Tear out and prep

Removed the old flooring, cleaned the subfloor and checked it for flat, addressing high and low spots before anything new went down.

  2. Step 2

    Roll underlayment

Laid moisture-barrier underlayment with taped seams for sound control and protection from below.

  3. Step 3

    Plan the layout

Measured the room and set the starting course so the final row isn't a sliver and the stagger reads random.

  4. Step 4

    Install click-lock plank

Ran wide-plank flooring wall to wall, tapping each joint fully closed and maintaining the expansion gap at the perimeter.

  5. Step 5

    Fit transitions and trim

Cut around door tracks and thresholds, then set transitions and reinstalled base or quarter-round.

For the homeowner

What this means for you

  • A flat floor with tight seams and no lippage underfoot

  • Expansion gaps done right, so the floor doesn't peak in summer

  • Clean transitions at every doorway and slider track

Before we call it done

What we check on the way out

  • Every end joint fully closed with no gap in raking light

  • Consistent expansion gap hidden behind base

  • Stagger pattern with no repeating joint alignment
