Failed seals cut out and replaced on a high mountain-view window
Working from the roofline to strip failed sealant from a large picture window frame, clean the channel and lay a new weather-tight bead.
The job
A large upper-level picture window with cracked, shrunken sealant that was letting drafts and meltwater into the frame. Access was from the lower roof, so setup and safety came first. We cut out the failed material entirely rather than caulking over it, cleaned and dried the channel, then laid and tooled a new exterior-grade bead and checked the operation from inside.

The problem
Cracked, shrunken sealant around a large upper-level window letting drafts and meltwater into the frame.
Our recommendation
Full removal of the failed sealant before rebedding — caulking over cracked material just hides the leak path for another season.

A continuous, tooled seal around the full frame that keeps wind and meltwater out through Colorado winters.

How we approached it
Step 1
Set up safe roof access
Staged access from the lower roof with safe footing before any tools came out.
Step 2
Cut out the failed sealant
Removed the old, shrunken bead completely along the full perimeter.
Step 3
Clean and dry the channel
Scraped and cleaned the frame channel and let it dry so the new sealant bonds to sound material.
Step 4
Lay and tool the new bead
Ran a continuous exterior-grade bead and tooled it for full contact on both faces of the joint.
Step 5
Check inside and out
Inspected the perimeter for gaps and fasteners and verified the window from the interior side.
